Moving into a new home? We know how exciting it can be! We’ve compiled a list of a few things you can do after your move to make sure your experience is comfortable. The hardest part of a move is getting settled in, after that, let’s handle a few loose ends that sometimes get forgotten about till the last minute.

CHECK MAJOR APPLIANCES

Be sure to check all the appliances to ensure everything is still in working order after the move. You want to make sure nothing was broken in the move or stopped working suddenly. Look at things such as your stove, dishwasher, washer and dryer, refrigerator, and microwave. If you brought any appliances yourself and you used movers, you’ll want to make sure everything still works with them, since mover’s insurance companies give a limited time frame for when you can make a claim.

CHECK ALL OF YOUR BOXES & FURNITURE

Be sure to go over all your boxes and furniture to make sure nothing got damaged during the move. Be sure that everyone has arrived and didn’t get lost in the process. If you notice something is missing a month later, it may be too late to file a claim with the moving company. Even if you don’t plan on unpacking everything as soon as you move in, just do a quick review and inventory everything you brought to protect yourself and your belongings.

SET UP UTILITIES

Did you remember to set up your utilities before moving in? There’s nothing more frustrating than moving into your home to realize the lights don’t work. Make sure you’ve gotten with all of the necessary utility companies to have everything turned on in time for your move.

REGISTER INTO A GOOD SCHOOL

You may have already known to look for a school for your kids prior to your move, but if you haven’t yet found one, be sure to research all the schools local to you to find the right fit for your family. The sooner you can find the right school and register, the easier and less stressful it will be to get them in and settle.

REGISTER YOUR CAR

If you’ve moved to a new state or country, you’ll want to make sure to register your car in your new hometown and update your driver’s license, tags, and plates.

CONNECT TO YOUR NEIGHBORHOOD

Join sites like Nextdoor.com or get a subscription to your local magazine/newspaper to stay in touch with what’s going on in your neighborhood. Be sure to also join local community Facebook groups. You can find out about events or concerns relating to your community.

GETTING YOUR MAIL

Have you updated your address from all the people you’ll be expecting to get mail from? Like your bank, friends, family, and services you still pay for after your move. Check with the post office to have things redirected to your new address while you work to update your info with everyone else.

 

FIND THE RIGHT PROFESSIONALS

If you’re moving far from your last home, you’ll want to have the right connections. Find a new doctor, dentist, vet, handyman, plumber, etc. Add them into a contact book that’s easily accessible.

EMERCENY CONTACT LIST

If you’re moving to a new country, 911 won’t be the local emergency number. Make sure you have all the correct numbers in the case of an emergency. This can also include doctors, the local police station, a vet, etc.

INSURANCE COMPANIES

More than likely, you handled home insurance and home warranty during the purchasing process. If you haven’t, be sure to get those taken care of right away. You’ll also want to get your auto, health, and any other necessary household insurances sorted for your move.

How to plan for a Holiday Party

Well the holiday hustle and bustle is officially underway.  Are you planning a holiday party? Don’t get overwhelmed by the process.  Most holiday parties will take place in about three weeks, so check out this checklist below, which starts three weeks out, to help you plan a fun and festive gathering.  Everything on the checklist might not be necessary for your party, so read over it and use it as a guide to help you make sure your not missing anything. By the time the party starts, you’ll be ready to enjoy it with your guests!

3 Weeks Before:

  • Create your guest list.

  • Set your party’s theme & include it on your invites (ex. ugly sweater, potluck).

  • Send paper invites or evites.

  • Hire a caterer or decide on your menu.  If not catering, then hire an older teen to replenish food and drinks so you can enjoy time with your guest.

2 Weeks Before:

  • Decide on your party plates, eating utensils, glasses, table linens and either purchase/clean them as needed.

  • Create a party music playlist.

  • Buy your non-perishable groceries ahead of time to have it out of the way.

1 Week Before:

  • Move furniture as needed for optimal flow, clean clutter.

  • Make sure you have all the cookware and dishes, including chaffing pans, etc so you are not looking for something at the last minute – set them aside so you know where everything is.

  • Make sure you have all the beverages that you need, including drink mixers.

  • Clean your home or have it cleaned.

A Few Days Before:

  • Start decorating, if you haven’t done so already.

  • Be sure to tell your neighbors that you are hosting an event for parking purposes and so they might anticipate a little extra noise.

  • Make any dishes that you can ahead of time.

The Day Before:

  • Place food dishes/utensils/centerpieces out on tables.

  • If cooking, cook what you can or make sure you have everything prepped and ready to go for go on the day of.

  • Spot clean your home as needed.

  • Set up any additional chairs, if needed.

Day of Party:

  • Get yourself ready early in the day – I always find the last minute details take longer than you anticipate and then you are racing to get yourself ready at the last second.  Make sure you only have to change clothing & maybe touch up instead of waiting to do it all right before the guest arrive.

  • Cook/reheat foods and deserts.

  • Put out appetizers/finger foods that will not spoil if out for several hours – chips, salsa, veggies, fruit.

  • Enjoy your time with your guest.

A decorative light fixture doesn’t have to cost an arm and a leg. You can generally find some decent ones that are under $100. Go for a chrome finish or choose the rustic route, whichever suits the current decor in your kitchen. You can also add LED lights under your kitchen cabinets for around $10-$20.

3. PAINT THE CABINETS

With care taken in the prep work, you can refinish the paint on your cabinets. You can generally get a kit around $75. Refreshing the paint color or the stain can make your kitchen feel brand new.

4. TURN YOUR FRIDGE INTO A CHALKBOARD

Chalkboard finishes are a hot trend, especially on the fridge! They add more functionality by allowing home owners to write grocery lists, menus, and even to-dos. Use painters tape to outline the shape and size you want to use as the chalkboard then coat it with magnetic primer, then chalkboard paint.

5. REPLACE OUTLET PLATES

Replace the outdated outlet wall plates for your light switches. You can add some character to it by using bold patterns, bright colors, or elegant textures. If they look faded, yellow, or chipped, they’re a cheap fix to replace.

Replacing the hardware on your kitchen cabinets and drawers can provide a drastic change to your kitchen. Not only can you get rid of hideous outdated hardware, but you can add a completely new feel to the theme of your kitchen just by updating the hardware throughout it.

Have empty wall space? Search your local home stores for cute baskets or storage containers you can use to fill the space. Not only can it add some character to your kitchen, it also adds functionality and more storage options. A feature buyers love if you’re thinking of listing your home.

Bring some color to your kitchen. Throw out decor that looks like it belongs in the 90’s, rugs that are falling apart, and anything else that weighs down a fresh look. 9. CLEAN UP THE CLUTTER

The best cleaning tip I can give all of my clients is to remove the clutter. Nothing is a bigger eye sore than too many things. It also messes with the energy in a home. Throw out a lot of things that are taking up too much space. If it’s sentimental, see if you can store it in a new place or even donate it.

The holidays. It’s a time for celebration, a time for good food and good cheer, and – for many homeowners – a time for out-of-town visitors. And while gathering your loved ones from all corners of the globe to celebrate with you and your family undoubtedly brings holiday joy, it can also bring more than a bit of holiday anxiety.

If you’re like most homeowners, you’ve probably accumulated quite a bit of clutter since spring cleaning. And with piles of toys and clothes and all manners of STUFF spilling out of every drawer, closet, and cabinet, the thought of hosting guests can quickly have you singing the holiday blues.

But don’t worry! It’s not too late to get your home in order and your clutter under control. Here are 5 decluttering tips to get your home ready for holiday visitors:

1. Prep Your Kitchen For Maximum Efficiency.
A large part of any holiday gathering is the meal, and if you’re the one playing host, you’ll likely be the one responsible for getting that meal on the table. The last thing you want is to spend your entire celebration stuck in the kitchen, rifling through cabinets looking for that casserole dish you haven’t seen since Mother’s Day. Organizing, getting rid of unnecessary utensils and tools, and prepping everything you’ll need to get your meals cooked, plated, and served is key. The right preparation saves you a ton of time, energy, and frustration, leaving you free to spend the holiday enjoying the company of your family and friends.

Go through your kitchen and remove any tools you won’t be using for your holiday meals, like your frozen yogurt machine or Halloween cake molds. Organize your pots and pans by size and function so you can easily locate them as you’re preparing your dishes. Clear everything off the counters so you have plenty of space to work on and aren’t wasting time trying to find room as you go along.

Not only will prepping your kitchen help you prepare and serve your meal more efficiently, but it’ll also save you time on your cleanup… which means more time to enjoy those delicious holiday desserts.

2. Get Your Kids Into The Spirit of Giving.

4. Rearrange Your Furniture.
While your current furniture setup likely works perfectly for you and your family, it might not be the most functional as you add more people for the holidays. Too much furniture + too many people = serious clutter.

Take stock of your current furniture arrangements and see how you can maximize each space. Rearrange the couches in your living room to form a circle around the middle of the room so everyone can face each other. Take any unnecessary tables or shelves that are taking up space without adding functionality and move them to the garage. No matter how well you declutter before the arrival of your holiday guests, the truth of the matter is they’ll be bringing clutter with them. And if you don’t have a place for them to put their clothes, suitcases, and other things, your home will feel just as cluttered as it felt pre-holidays within 10 minutes of their arrival.

Clear out space in a closet or garage for each guest to store their suitcase. If possible, give them space in a closet or drawer to put away their clothes. Make room in the bathroom for things like extra curling irons and electric shavers.

By being prepared and having a plan of action for your guests’ clutter, you can stop it from re-cluttering your space.

Ready to sell your house? Here is a few staging tips to get your home prepared for the market. When listing a home that cost hundreds of thousands of dollars, if not millions, you want to make sure it’s presented in the best light. You wouldn’t buy a $50,000 dollar car if it was filled from top to bottom in someone’s personal content and trash. This is the same mindset you need to carry into selling your home that will be worth well over a $100,000.

1. SAY BYE TO CLUTTER

The best thing you can do for your home for sale is to get rid of all of your clutter! Make a rule for your home that for every new piece that comes in, one must go. One of the biggest factors to a cluttered home is too much furniture. Generally, in a professional staging, half the home owner’s furniture is removed to make the house look much bigger. Look around your house and see what you can pack away. It’ll be worth the investment to get a storage unit for a couple of months to store away a lot of your furnishings and goods.

2. FURNITURE GROUPINGS

It’s largely misconceived that furniture pushed directly up against walls make a room look bigger, but this is far from true. Instead, you’ll want to float your furniture in reach room and away from the walls. Position your sofas and chairs into cozy conversational groupings. Be sure the furnishings are placed to make the traffic flow in a room obvious. This will make the room more user-friendly and will make it look larger.

3. TRANSFORM ROOMS

If you have a room that has only served to collect boxes or other junk, it’s important to purpose the room to something that is functional. You can make it into an extra bedroom, a small cozy nook/reading room, etc. If it’s in the basement, hid the boxes and turn it into a gaming room or family area.

4. HOME LIGHTING

Great lighting is the trick to making a staged home look warm and welcome. Most homes are improperly lit, which makes rooms look dark and dreary. There is a quick fix to this issue. Increase the wattage in your fixtures and lamps, aiming for about 100 watts per 50 square feet. Add three different types of lighting to each room: ambient (general overhead), task (under cabinets or pendants), and accent lighting (table lamps and wall accents).

5. GO NEUTRAL

The simple trick to toning down dated finishing in any space is a little bit of fresh paint. You don’t want to go stark white, but look into neutral grey and beige colors. Beige colors can also consist of warm honey like colors, soft blues and greens, and a variety of undertones that add a little life to a general neutral color. If you do want to use bold colors, be sure to only keep it on accent walls to help enhance structural features.

6. MAKE IT LOOK BIGGER

If you want to make a room bigger than it is, paint the room the same color as an adjacent room. For small kitchens and dining rooms, a seamless look will make the space feel like one, open it up, and make it seem much larger. Using drapes that match the wall colors can also add an emphasis to the room’s size.

7. USE YOUR GARDEN

Staged homes have an emphasis in fresh flowers and pricey floral arrangements. If you don’t have the money to go all out on florals, you can get this same effect by raiding your garden space. You can DIY beautiful pieces with fern fronds, magnolia clippings, and more. Use the spring and summer months to find cheerful flowers and use them in your arrangements.

8. GET A FACELIFT

So you can’t afford new cabinets? Then you can just get new doors and drawer fronts. Then paint everything to match and add new hardware to them. Instead of replacing the entire dishwasher, you may be able to get a new front panel, go for stainless steel if you can pull it off. Check with the manufacturer to see if replacements are available for your model.

9.MAKE NECESSARY REPAIRS

Unfinished home projects can really scare off potential home buyers, so you’ll want to be sure to make required repairs. Missing floorboards and large cracks in the sidewalk on the way to your door tend to be a red flag. Holes in walls and scratched up door frames can really look unattractive. These repairs cost you less to fix than buyers might deduct from the asking price.

10. CLEAN YOUR HOME

Aside from de-cluttering, the most important step to staging your home is to clean it. A dirty house is a quick turn-off for potential buyers. Most homes, especially with children and pets, and smokers, have a smell that may go undetected to home owners, but are quickly picked up by strangers. The majority of people think the best time to sell a home is during the summer. Children are out of school which makes it much easier for parents to relocate and start a new life in their new home. In actuality more than half of homebuyers do not have children or have children that are out of the house. There are far less numbers of homes for sale during the holidays which makes the demand for a quality home that much higher.

1. Make Curb Appeal a Top Priority.

By the time Thanksgiving rolls around, trees have started to lose their leaves. This makes maintaining the exterior of your even more of a priority. Bare trees result in a more exposed home, so touch up the paint, clean the gutters and spruce up the yard. Keep buyers’ safety in mind as well by making sure stairs and walkways are free of leaves.

2. Avoid Clutter at All Costs.

Family visiting during Thanksgiving can add quite a bit of clutter to the home. In the case that a potential buyer wants to view the home, eliminating this clutter couldn’t be more important. If family has taken over a bedroom that’s usually used for storage, it can be wise to invest in a storage unit. Pricing the home to sell during the holidays is extremely important. If you accepted a new job and need to relocate by the end of the year this multiplies in importance. This will reduce the stress of trying to find a home during the Christmas holidays when many people travel for extended periods. Closing quickly will also allow you to write off closing costs during this year’s tax season.

Thanksgiving is the start of the holiday season, although I have to say, some people are already decorated for Christmas.  Don’t get me wrong, I love Christmas, but for me personally, I don’t decorate for Christmas until the day after Thanksgiving.  So for those of you that are still decorating for Thanksgiving, this is for you.

While the standard pumpkins and scented candles are a nice touch, there are so many other options for decorating a home for Thanksgiving. Consider these interesting and unusual touches to bring a fall feel to your home.

  • Colorful Leaves – In most parts of the country, there are piles of fall leaves in the front yard. There are a huge variety of uses for these bright leaves. Gather some to use on the dining room table, inside candle hurricanes or scatter along the mantle.

  • Natural Elements – Decorations don’t need to be so obvious. Consider using driftwood, acorns and pinecones to add a fall flavor to your home décor.

  • Fall Fruit – Lemons placed in a bowl have long been a staple in spring and summertime staging. In fall and winter, change the lemons to a variety of colors of apples. Everything from red to green and everything in between adds a seasonal tone to the kitchen.

  • Pillows and Throws – There’s no rule that says that one needs to keep the same pillows and throws throughout the home all year around. Consider fall/winter colors and themes to add interest to living rooms, bedrooms and dens.

Whether you choose to decorate or not this Thanksgiving season, be sure to spend time in gratitude, spend time with loved ones and be sure to give where you can, as these are the things that truly lead to us to joy.
